It’s Selection / Election time again

From your HOA President, Charlotte Rose:

One of our current and long standing Board members after many years of faithful service to our community needs to take a break. Bill Cook has served about 10 or so years as a Board member, and is graciously continuing to serve our community by keeping the Newsletter duties. Thank you Bill, we are grateful for your service. You’ve made, and continue to make a positive difference.

We lost one Board member, but gained two new members.  Many thanks to Adel Mikhail, and Chuck Seay for stepping up to the Board plate, and serving our community.

Providing our current Board members all run and get elected to the HOA Board for the 2014 year, we still would like to fill  2 more positions.  We hope to have a full Board of 9 members with one President, Vice President, Treasurer, Secretary, and 5 Directors. All Board member votes and opinions are equal and counted. No one Board member has any special or exceptional powers over the other Board members, ARC, and Appeals Committee, Community, or our Management Co. We all work together as a team. We all are required to abide by the same covenants, or suffer the negative results. We do not get payment or special treatment. Our only reward is in the satisfaction we are serving our community with the sincere hope and efforts that we are up-keeping it, and making it the best community we possibly can.

If you are a homeowner in our community PLEASE consider adding your name to the up and coming nominations and elections. If you do not wish to serve as a Board member, then PLEASE consider serving on the ARC Committee or the Appeals Committee. These positions do not require a Community vote like the Board positions do. The Board can vote in new ARC (Architectural Review Committee), or Appeals Committee members. If those positions don’t appeal to you, or you’re a renter that wishes to serve, then think about donating to, or volunteering to help with our annual events. Remember, YOU live here too, and YOU can make a positive difference here too.

THANKS for all the generous contributions for our veterans, and military personal.
They continue to have MANY needs, including, but not limited to, canned and dry goods, personal hygiene products, gift, store, and phone cards, furniture, household supplies, electronics, phones, and etc.

Alligator Migrating Season

Please note that we are now in alligator migrating season. We currently have a couple of  very small alligators that have taken up residence in our lakes. They are too small to meet the the trapping requirements of 4+ feet. If you see any gators 4 feet long, or more, PLEASE call “Florida Fish and Wildlife @ 1-888-407-3822”  to request a trapper. YOU  need to call, so the trapper has your permission to access your property. Please also notify your neighbors and Board. DO NOT ATTEMPT to catch, or handle ANY gator, regardless of size. ALL sizes can cause some degree of danger to you, and your pets. It only takes a gator about of about 5-6 feet to bring down and drown a full grown adult, smaller gators can maim you, or kill pets.

Fair Warning to All

Magnolia Lakes homeowners, renters, and visitors,  this is a DEED RESTRICTED community with COVENANTS which are our community LAWS/RULES. Living in this community is like signing a contract that you are willing to abide by our covenants-laws. Homeowners are bound to these laws AND are responsible to make sure your renters, and visitors abide by them too. Therefore, NO ONE not even Board members are exempt from abiding by these covenants and following through with ALL necessary procedures for ALL exterior work which includes, painting, construction (adding or removing ANY structure/s), large landscaping projects,  including removing and replacing trees. We are ALL also required to maintain our properties in a clean neat appearance, and pay an annual assessment,  and abide by ALL the pool rules. Disregarding these rules can result in warning letters, banning from common areas and events, hefty fines, and possibly liens, or foreclosures on your home. PLEASE do not let anyone make you believe that YOU can disregard our covenants, it could (and likely will) result in an unfortunate unhappy situation for you.

2013 Spruce up the Neighborhood

As residents should already be aware, the Board of Directors has embarked on a campaign to clean up the neighborhood.  We’re asking that people take time this spring to replace damaged post lights, repair mailboxes, etc.

As part of that campaign, the Architectural Review Committee recommending replacements to help home owners comply with covenants. Using a recommended replacement will help keep the uniform look across the community and simplify the approval process.

Typically before work of this type, an ARC request must be submitted AND APPROVED before work can begin.  However during this campaign, the recommended replacements are considered pre-approved.  You do not need to wait for board approval before doing the repairs.  Simply submit your ARC request, and note the Manufacturer and Part# of your replacement.
